Before the offer

We read the building before the listing

A plex is judged on its numbers. Income, expenses, financing, comparables: it all goes on the table before we talk price.

Income Expenses Financing Price

Qualitative view — every building comes with its own numbers

See the four-step method
  1. 01

    Real income, real leases

The rents written in the leases, not the ones we hope for. Renewal dates, deposits, tenants in place: we look at what actually exists.

  2. 02

    Expenses and work ahead

Taxes, insurance, heating, upkeep. Plus what the roof, the drain or the brickwork are likely to ask for in the coming years.

  3. 03

    Cap rate and GRM

Two ways to compare one building to another. We run them on your numbers and your financing, before an offer goes in.

  4. 04

    Sold comparables

What similar buildings actually sold for in the sector. That's the reference that holds up with a seller and with a lender.

Three ways into the income property market

A first plex, a growing portfolio or a building to sell: the work changes, the discipline with the numbers does not.

Jean-Philippe D'Auteuil en visite d'un logement avec un premier acheteur de plex First purchase

The real risk with a first plex is buying on a gut feeling.

  • 01 Financing and down payment We frame your real budget before any showing, then confirm the structure with a mortgage broker authorized by the AMF.
  • 02 Leases and sitting tenants Leases, stated rents, condition of each unit: we read the occupied building before we talk price.
  • 03 Paperwork before the notary Conditions, inspection, deadlines: the file is built so nothing lands badly in the final week.
Consultation autour d'un projet d'immeuble à revenus, documents sur la table Growth

The second building never buys like the first one.

  • 01 Capacity reviewed with what you own What your current holdings allow and what they limit: we look at available down payment before aiming at the next one.
  • 02 Leases, rents and upcoming work Where the upside sits and where the risk sits: we separate the two before any promise to purchase goes in.
  • 03 Offer, conditions and follow-up From the promise to purchase to the notary, conditions are written to protect your position, not to look tidy.

Selling an occupied building means selling to buyers who run the numbers.

  • 01 A price that holds up line by line Income, expenses and comparable sales in the sector: the asking price rests on numbers, not on hope.
  • 02 Lease file ready in advance Leases, rents, invoices and past work gathered before the first showing, not during the buyer's inspection.
  • 03 Showings that respect your tenants Planned schedules, clear communication: the building shows without tension and the file reaches the notary without a scramble.
The method

Four steps, no blind spots

From the first call to the notary, every decision rests on documents in hand and numbers we explain to you.

  1. 01

Framing the project and the financing

Down payment, borrowing capacity to confirm with an AMF-authorized mortgage broker, building type and sectors that hold up.

  2. 02

    Scouting and network access

Some buildings move between investors first. Our network puts you in the loop, in Montréal and on the South Shore.

  3. 03

The building, run through the numbers

Income, expenses, leases, cap rate, gross rent multiplier and comparable sales. You see the full picture before signing a promise to purchase.

  4. 04

Offer, conditions and follow-up to the notary

Inspection and financing conditions, documents requested from the seller, deadlines tracked one by one until signing.

Frequently asked

What people ask before they sign

The short answers are here. The precise ones depend on your building, and we go through them together.

How can I estimate the value of my property?

I can provide a free valuation of your property based on recent sales in your neighbourhood, the features of your home and current market conditions. Contact me to set up a consultation.

How long does it take to sell a home?

Selling time varies with the market, the asking price and the condition of the property. On average, a well-prepared and properly priced home can sell within 30 to 90 days. I work with you to shorten that window.

What costs come with buying a property?

On top of the purchase price, plan for notary fees, the welcome tax, the inspection, title insurance and moving costs. I'll give you a detailed estimate of everything.

What do you check in the leases before an offer?

We ask for the active leases, their end dates, the rents on record, any notices already sent, who pays for heat and parking, and any verbal arrangements still floating around. Then we compare all of it with the building's rent record and its real expenses.

Applicable rules are confirmed with the competent housing authority, and the notary reviews the documents before signing.

How are showings handled in an occupied building?

Tenants are notified ahead of time, showings are grouped into set time slots, and we keep the back-and-forth to a minimum. A short conversation with each unit, a written notice and a clear schedule prevent almost every friction point.

Notice periods and conditions are verified with the competent authority; transaction terms, with the notary.
